Malibu stands apart at $4.00M, while the Hollywood Hills, Studio City and Calabasas all sit around $2M. Thousand Oaks offers the most accessible way into the area, and Woodland Hills is the busiest market, with 562 sales in the past year.
Buyer's or Seller's Market?
Months of supply shows how long today's listings would take to sell at the past year's pace. Under about 6 months favors sellers; over 6 favors buyers. Eight of the ten communities are under 6 months, with Oak Park and Thousand Oaks the tightest. The Hollywood Hills and Malibu are over 6 months, which gives buyers more room to negotiate.
